In the featured photo you can see extensive water damage that left the floor damaged beyond repair, and visible mold present.

SERVPRO of Sun City/Sun City West/Southeast Surprise would like to take the time to give our residents and community members some advice since it is summer and lots of you folks may be traveling out of town. 

One of our Surprise residents was away from their home for a long time. During their vacancy, a water damage event occurred and went unnoticed. When the homeowner returned to their home, they found it in ruins. Ceilings had collapsed on the first floor, as water flowed from an upstairs toilet for what looks like days. The home had so much water damage inside that you could see signs of water flowing down the brick of the home on the outside. What is even worse is that the water  caused damage to the HVAC system and the system shut down. At that point the home became a breading grounds for microbial growth to start forming and it did, as you can see in the picture. Of course once SERVPRO of Sun City/Sun City West/ S.E. Surprise received notice of the water loss and mold damage our production technicians were on site immediately and went to work to restore this Surprise home. 

Our advice to our customers, if you go out of town, please have a trusted friend or family member or even a property manager go check on your property as frequently as possible. It is very important to catch water damages when they happen so your home suffers less damage.

A leak is inconvenient and even costly if you have to close down during cleanup

Many restaurants in rely on dishwashers to keep things ticking over and ensure a regular supply of clean crockery for their customers. A dishwasher is a handy appliance for any eatery looking to save some time and make things run more smoothly. However, just like any appliance, a dishwasher might break down and cause water damage to your premises. A leak is inconvenient and even costly if you have to close down during cleanup.

SERVPRO recommends all restaurant owners take the following steps to take care of their automatic dishwashers and reduce the risk of water damage from leaks.

Tell Staff Not to over fill 
it is tempting to put lots of crockery and cutlery in the tray to get cleaner in each load. However, instruct your staff not to crowd the rack, as an over-filled dishwasher is much more likely to leak. It is better to do a couple of smaller loads than trying to fit everything into one big load.

Do Regular Maintenance On Doors 
Loose hinges, misaligned door latches, or broken seals, can all cause leaks. Sometimes the problem can be fixed by simply adjusting and tightening a few screws. You could use an epoxy patch kit to remedy minor seal breaks. However, if it is not possible to right the door or seal, it is better to replace it.

Check The Tub And Hose 
The tub and hose can both develop faults over time. Constant use might corrode the tub and make a hole, and aging hoses can become unstable or cease to fit properly. Check all the components of the unit regularly and replace it at the first sign of wear and tear.

Use The Correct Detergent 
Make sure every staff member knows which detergent is best. Always use a dishwashing detergent, and always follow the manufacturer instructions. The incorrect dishwashing detergent or too much of the correct cleaning agent might cause suds or even a blockage.

Freezing Pipes causes Water Damage during winter storm

When pipes freeze in extreme winter weather and then thaw out as temperatures rise, these pipes tend to crack and burst, causing leaking and flooding. 

A home in Sun City without a working furnace, even for a couple of hours can cause serious risks.  Recently SERVPRO was called out to a home that was for sale.  Upon entering the home, the technicians discovered several feet of standing water. How To Know Whether Carpet Must Be Replaced Following Water Damage

Dealing with the water removal, drying and disinfecting, and dehumidification following the devastating effects of water damage from a pipe break in your home can be very upsetting. In addition you need to see that the cause of the water damage is remedied, and undergo repair or replacement of many elements of your home.

How do you decide your carpet can be dried out and re-stretched to live out its normal lifespan? It may possibly be saved, but that depends on the type of water that has saturated it. There are three different categories of water that may affect the decision.

1. Clean Water

If the water comes from a pipe break or leaking water supply line, then likely the carpet could be dried out and saved for re-use. If the carpet itself is heavily soiled or it is left wet for an extended period of time, it can deteriorate further. If resolved early on, the carpet can usually be saved.

2. Gray Water

Gray water comes from an overflowing toilet, or from a malfunctioning dishwasher or washing machine. It may contain urine and other bacterial or virus components but no feces, and can also deteriorate. The decision to keep carpet exposed to Gray Water is a tricky one and may depend on the speed of removal and whether an effective disinfection process can be undergone.

3. Black Water

The worst of the three categories is Black water. It may come as a result of a sewer backup or other situation where feces, microbes or harsh chemicals may be present. It involves careful handling to extract, and careful attention to subsequent disinfection and disposal of contaminated items. It requires replacing your carpets.

Wet walls and insulation will hold moisture for a long time. This means that mold can form inside the wall. If your drywall has started to mold, you will need to replace all or part of it. *Never leave cooking food unattended.   
 
*Stay in the kitchen when you are frying, grilling, or broiling food.  If you must leave the kitchen for even a short period of time, turn off the stove.   
 
*If you are simmering, baking, boiling, or roasting food, check it regularly, remain in the home while food is cooking, and use a timer to remind yourself that the stove or oven is on.   
 
*Avoid wearing loose clothing or dangling sleeves while cooking.  
 
* Keep kids away from cooking areas by enforcing a "kid-free zone" of three feet around the stove.  
 
* Keep anything that can catch on fire—pot holders, oven mitts, wooden utensils, paper or plastic bags, food packaging, and towels or curtains—away from your stove top and oven or any other appliance in the kitchen that generates heat.  
 
* Clean cooking surfaces on a regular basis to prevent grease buildup.

You should consider having the air ducts in your home cleaned if:

Falling asleep was a factor in 11% percent of the home candle fires and 30% of the associated deaths. On average, 25 home candle fires were reported per day.” 

Some safety tips to remember when burning a candle: 

  • Always keep a burning candle within sight.  Extinguish all candles when leaving a room or before going to sleep. Be sure the wick ember is no longer glowing. 
  • Use a battery powered candle in your holiday decorations. 
  • Be sure the candle-holder is placed on a stable, heat-resistant surface. This can help prevent heat damage to underlying surfaces and prevent glass containers from breaking. 
  • Always burn candles in a well-ventilated room. Don’t burn too many candles in a small room or in a “tight” home where air exchange is limited. 
  • Place burning candles at least three inches apart from one another. This helps ensure they don’t melt one another, or create their own drafts to cause improper burning. 
  • Keep burning candles away from drafts, vents, ceiling fans and air currents. This will help prevent rapid, uneven burning, and avoid flame flare-ups and sooting. Drafts can also blow nearby lightweight items into the flame where they could catch fire.
  • Use a snuffer to extinguish a candle. It’s the safest way to prevent hot wax splatters. 

When putting out a candle fire, never extinguish candles with water. The water can cause the hot wax to splatter and might cause a glass container to break. Make sure that you have a fire extinguisher within reach.  Never use water, as it will spread the fire.  If you don't have a proper fire extinguisher nearby, use baking soda, sand or flour to extinguish the flames.

Smoke Alarms could save your life!

Smoke alarms saves lives when properly installed and maintained, according to the National Fire Protection Association (NFPA).

In homes smoke alarms should be in every bedroom and on every level, including the basement. In office and commercial environments, check your state for requirements or contact your local fire Marshall to help ensure all codes are met.

Test smoke alarms monthly using the test button. Smoke alarms with non-replacement batteries need the entire smoke alarm unit replaced every ten tears. Other alarms need batteries replaced every year and the unit replace every ten years, If the alarm chirps signaling low battery, take the proper steps to replace the batteries or unit. Never disable or remove the batteries from an alarm. Almost half of fires where smoke alarms were present but did not activate had missing batteries or disconnected.

Before firing up your grill. 

  • Keep your grill at least 10 feet away from any structure 5 feet away.
  • Clean your grill regularly
  • check for gas leaks
  • keep decorations away from your grill
  • keep a spray bottle of water handy
  • keep a fire extinguisher within a couple steps of your grill and know how to use it.
  •  DON'T 
  • Never turn on the gas while the grill lid is closed it causes gas to build up inside your grill, and when you do light it and open it, a fireball can exploded in your face. 
  • Never leave the grill unattended. Fires double in size in minutes. Plan a head so that all of your other food prep chores are done and you can focus on grilling. 
  • Don't load your grill with food. This applies especially to fatty foods. The basic reason for this tip is that if too much fat drips on the flames at once, it can cause a large flare-up ythat could light nearby things on fire 
  • Never use a grill indoors.  People often think it will be safe to use a grill, especially a small one, indoors. Helpful tips on how to stay safe from the heat

Extreme Heat

     As the summer approaches, its time to consider safety precautions for extreme heat in the coming months. Heat affects all people, but especially the young, elderly, sick and over weight. Urban area residents also have a greater chance of being affected than those live in rural areas.

     According to the EPA, "the sun can heat dry, exposed urban surfaces such as roofs and pavements, to temperatures 50-90 degrees F hotter than air, while shaded or moist surfaces -often in more rural surroundings remain close to air temperatures."

    Weather you are in rural or urban there are several things you can do to prepare for and prevent extreme heat from affecting you. If possible stay in doors with air conditioning. Be sure to check on your pets that may be outside or bring them inside. Stay hydrated and limit alcohol and caffeine intake..

     If you must go outside, wear loose fitting, light colored clothing, and be sure to apply sunscreen often. Pay attention to sighs of heat exhaustion, which are heavy sweating; weakness; cold, pale and clammy skin; nausea or vomiting; and fainting, according to the center of Disease Control and Prevention  CDC). Heat exhaustion can lead to heat stroke which is life-threating. Signs of heat stroke are high body temperature (103 degree F), rapid and strong pulse, and possible unconsciousness. If you think someone has had a heat stroke call 911 immediately and move the person somewhere cool, wet clothes or a bath.  Do not give a person with a heat stroke fluids, and treat the situation as a serious medical emergency (CDC).

Smoke alarms saves lives when properly installed and maintained, according to the National Fire Protection Association (NFPA).

In homes smoke alarms should be in every bedroom and on every level, including the basement. In office and commercial environments, check your state for requirements or contact your local fire Marshall to help ensure all codes are met.

Test smoke alarms monthly using the test button. Smoke alarms with non-replacement batteries need the entire smoke alarm unit replaced every ten tears. Other alarms need batteries replaced every year and the unit replace every ten years, If the alarm chirps signaling low battery, take the proper steps to replace the batteries or unit. Never disable or remove the batteries from an alarm. Almost half of fires where smoke alarms were present but did not activate had missing batteries or disconnected.
